Short-Term Rentals Application Process

A short-term rental is any residential property, or portion of it, rented for 1–30 consecutive days. Non-owners must have written permission from the property owner to operate a short-term rental.

All short-term rental owners or operators must obtain an annual city permit and pay monthly hotel occupancy taxes. This requirement applies to any residential property advertised for rent on social media, booking sites, or similar platforms.

How to Apply for a Permit

Step 1.Application and Submittal Requirements

The following documents are required for permit submittal

  1. Hotel Occupancy Tax (HOT Account)
  2. Certificate of Insurance (to be updated every year)
  3. Dimensioned Plot Plan or Aerial View (show the parking spaces associated with the STR)
  4. Dimensioned Floor Plan (interior layout)
  5. Host Rules (minimum requirements)
  6. STR Authorization Letter (for new owners, rentals, or LLC ownership

You will still need to upload your plan submittal documents to your permit applications.

  • Create an account or log in to submit your project details, including scope of work, plans, and required documents.
  • Follow the instructions to apply for permits related to building, electrical, plumbing, and other necessary approvals.
  • Ensure compliance with all local regulations and obtain the required permissions before starting any construction or renovation activities.

Step 3.Review Process

  • Standard application reviews are conducted within 5 business days, provided the submission is complete.
  • If additional reviews are required, they may take up to 2 additional business days.
  • After an application is submitted online at arlingtonpermits.com, the site is easy to use and can be used to check permit/inspection status, make payments, or download an issued permit.
  • A maximum occupancy will be established during the review of your permit application. Occupancy is a factor of the number of bedrooms and is calculated as follows: two persons per bedroom, plus two additional persons. Regardless of the size of the STR, the maximum occupancy cannot exceed 12 persons.

Step 4.Renewal Process

  • Thirty to sixty days prior to the expiration of your STR permit, you will receive a reminder from the City that it is time to renew.
  • To renew, log back in to your ArlingtonPermits.com account and complete a renewal application.
  • Provide the same required documents as the initial application, with updates, if any.
