Viridian Development and Ballpark Way

A public community meeting, to receive input on the Viridian development proposed by Huffines Communities, will take place at 6:30 on January 16, 2008 at the Rolling Hills Country Club, located at 401 E Lamar Blvd.  The Planning and Zoning Commission is expected to take action on this item during a public hearing on January 30, 2008 at 5:30.  This will take place at City Hall, located at 101 W Abram St.

Zoning Ordinance and Subdivision Regulations Update

The City of Arlington has begun the process to update the zoning ordinance and subdivision regulations.  The current version of the  zoning ordinance and subdivision regulations for The City of Arlington were adopted in 1994  and 1987, respectively.  The zoning ordinance has been amended over 60 times since its adoption, and the subdivision regulations had a significant revision in 2003.  These changes have resulted in ordinances that are complex and contain a number of redundancies and inconsistencies.  The City has not engaged in a comprehensive evaluation or revision to the ordinances in almost 15 years.

Entertainment District "ED" Overlay - Development Standards

On November 20, 2007, City Council adopted Ordinance 07-080. The Entertainment District Overlay is intended to provide a more sustainable mix of uses and activities, while promoting high quality development and an aesthetically pleasing environment in an area including two major sports venues, Six Flags and Hurricane Harbor.

On June 17, 2008, City Council adopted Ordinance 08-047, which includes an expansion to this Overlay on the east of SH 360 and some miscellaneous amendments.

Neighborhood Planning & Conservation Districts

A Neighborhood Plan, which is the official City policy regarding the future of a neighborhood, contains recommendations that are devised by the neighborhood itself and then approved by City Council.  After adoption, the Neighborhood Plan becomes part of the Comprehensive Plan.

Commercial Design Standards were created for all NEW commercial structures under 50,000 square feet, in the "O", "NS", "LS", and "CS" zoning districts. The ordinance was adopted on February 27, 2007.

Tierra Verde Small Area Plan
On December 13, 2006, City Council adopted Ordinance 06-115.  The Village on the Green at Tierra Verde ("VG") Overlay District was established to provide an area which will be a financially and environmentally sustainable community memorable for its rural character, village-like atmosphere, mix of high quality housing options and complementary commercial activity.

On August 22, 2006, City Council adopted Ordinance No. 06-076 which not only revised the existing "NS" and "CS" commercial zoning districts but also added a new commercial zoning district ("LS").

Lamar/Collins Mixed Use Overlay District
The Lamar Collins Mixed Use Overlay District (Ordinance No. 06-004) was approved by City Council on January 10, 2006. The new overlay incorporates mixed-use concepts with design standards and restrictions for the area.

Adopted by City Council on October 11, 2005 (Ordinance 05-094), the standards promote development in the downtown area.

Downtown Arlington Master Plan
The Downtown Arlington Master Plan is complete! Planning consultant John Fregonese developed a Downtown Master Plan which unifies the existing planning documents and also outlines strategies and implementation steps for the development and redevelopment of downtown. City Council adopted the Master Plan in November 2004.
