The City of Arlington wants to commend the vision of Dan Tran, the property manager of Pioneer Square, located at the northeast corner of Pioneer Parkway and Sherry Street. Pursuing the goals of the City’s “New York Ave Corridor Strategy”, Mr. Tran has established himself as a pioneer of reinvestment and redevelopment within the area.

The New York Avenue Corridor is a key north-south connection between the Entertainment District, the Great Southwest Industrial District/General Motors Assembly Plant, and the IH-20 employment center. The corridor’s strategy seeks to maximize the area’s potential for redevelopment through reinvestment in existing properties, while adding value and improving the quality of life to the adjacent neighborhoods and the city as a whole.

Mr. Tran recognized an opportunity to capitalize on the city’s planning efforts to not only retain his valuable tenants, but also attract new, high quality tenants to his available lease space. One key to Mr. Tran’s success was his ability to maintain a vision for the final product, while completing the work in incremental phases. Beginning with the concrete paving of the parking area, he next worked to complete interior and exterior renovations one building at a time. The exterior design pulled from current architectural trends and utilized quality materials. He is currently working with the City’s planning staff to create effective signage by removing existing pole signs and replacing them with multi-tenant ground signs. What makes this project so special is that Mr. Tran went above and beyond the minimum renovation requirements, setting the precedent for future redevelopment in the area. Mr. Tran stated, “the facelift at Pioneer Square will provide businesses and residents uptown and upscale features that should attract more companies and citizens to the area”.
